Located in the center of downtown Santa Maria, CA., these two-level 700,000 SF mall has fallen victim to the pressures of the paradigm shift that has been occurring in the retail sector imposed by changing consumer preferences, economic stress, and obsolete market positioning. The city of Santa Maria has established a new masterplan with objectives to reconnect the grid and re-densify the urban fabric which currently is in direct conflict with the mall’s location and creates tension with the Owner’s desire to renovate and improve the property. To resolve this conflict Dalpos developed a complementary concept to transform an existing cold and unappealing alley between the parking garage and mall into a vibrant and active streetscape threading the re-connection of a pedestrian street grid through the center of the property. The addition of a second level garden park at the fringe of the site which overlooks the newly created connective corridor, completes the exterior transformation setting the expectations for the interior enhancements.
